An appraisal is an opinion of value developed by a qualified professional or 'Appraiser' that is licensed or certified by the North Carolina Appraisal Board.
Homeowners - Homeowners might request an appraisal to establish a value prior to placing their property on the market for sale, assist them in completing a tax assessment challenge or for insurance purposes.
Lenders - Lenders (Banks, Mortgage Brokers) need appraisals for the purpose of establishing the value of collateral (home and/or land) for a mortgage finance transaction (sale, refinance, home equity loan).
Lawyers - Lawyers need appraisals for an assortment or reasons including property division, estate planning, tax strategy, individual cases pertaining to real estate law or disputes and expert witness testimony.
